Choosing the right land surveying service

Do you need to find a surveying service? Land surveyors can help you to identify exactly what you own and what you are able to do with your property. Once you give them the legal documentation showing the limits of the property they will get to work marking out the property on the ground. Once they have staked out your land they will create a survey map for you identifying any areas of conflict.

A survey can also be used to identify which areas of your property may be legally used for building. It is important that you discuss with your chosen surveyor exactly why you need a survey undertaken. They will be able to advise you on the type of survey you need, and the amount of detail which must be included to get the results you need.

Look for experience

Choosing between land surveyors can be tricky. Many people have little experience in land purchasing and can be intimidated by the prospect of hiring someone for a survey. If you have acquaintances who deal in property sales or who have legal experience they may be able to recommend a suitable surveyor. If you don't have any helpful connections then you will have to do some research yourself. Look for testimonials and reviews left by satisfied customers. Don't forget to check that the surveyor holds a current license and that they have no outstanding complaints against them.

What types of survey do they specialise in?

Give special attention to land surveyors who have experience in projects that are most similar to what you need. Not all land surveyors are experts in every type of survey. Some surveyors may simply expect to stake out the land for you. That may be all you need, but if you need a boundary survey, or a location survey, you will require more detailed work. Make sure that your expectations are in line with what the surveyor is offering.

Ask the surveyor questions, such as:

• What will the project will require?

• How long will the project take?

• What will the cost be?

• Is there anything that could increase the cost?

Making your choice

Many people are tempted to choose the cheapest surveying service, but that isn't always the best option. Conducting a survey is usually only a small part of the costs involved in your overall project. It is better to choose the land surveyor with a blend of experience and value. Getting the survey right is essential for the success of your project.
